Owners corporations are required to repair and maintain the equipment, services and common property that benefit some or all of the lots and common property. A maintenance plan is generally developed to assist in planning and budgeting for current and future projects for the property. If the owners corporation has a maintenance plan then it is also required to secure a maintenance fund to cover the cost of the works to implement the maintenance plan.

Repairs to the common areas that can be attributed to the age of the building or malfunctioning equipment will be covered by the Owners Corporation. Accidental damage caused by a resident or guest of a resident will be the responsibility of the Owners Corrpoation to resolve and for the resident / guest to cover costs.

Common property includes any part of the land, building and airspace that are not lots on the plan of subdivision. Common property may include gardens, passages, walls, lifts, pathways, driveways, stairs, foyers and fences. The common property is collectively owned by the lot owners. Floor coverings and fixtures within a lot are usually the property and responsibility of the lot owner.
